The kitchen and closets  for example yes, should be (priced separately in the contract),in order to pay less tax. Stuff like switches and shower curtains.. no.

Thanks. We have a fixtures and fittings form in the UK where all this stuff is defined before the contract is signed. Do we wait until the handover to see what the seller has left for us. I hope she leaves the toilet.

Relax, the toilets are part of the house. Only moveable things (like shower curtains or toilet seats) aren’t. You can just ask.

Well in the case, I hope she leaves the toilet seat.  Yes we can agree what she is leaving,  but if its not in the contract,  then she has no legal obligation to leave anything. But this is useful for me to know.  Thanks

I would have checked all this before the contract was signed! Do not presume that those items would be left in the house!

Nothing is signed yet. So there is still time for that. I assumed it should be determined before signing and anything to be left should be included in the contract

Even when renting the kitchen is not included in Germany unless stated. Lighting is another item as well were the requirement is a single bulb in the entrance. Why anyone would remove a kitchen or lights I have no idea. They asked me if I would like to buy the lights I said no but they left them anyway.

I had to use my phone light first time I entered my old apartment after the previous tenant left. :) no bulbs

 

I was surprised, when I moved I left some cheaper bulbs there at least

My Arbeiterschliessfach, Plattenbauwohnung came without cooker and sink, but they are available fr€€! Apparently many people bring their own but you just have to ask.

..

Even better, after the first full year my rent plus utilities were calculated anew, I do not use the heating so much. Rent went down. By €1,oo a month 😉

So I just got my bills from the notar. 800 for the Grundschuld and 2500 for the Kaufvertrag.  This totals 0.9% of the property price. I had budgeted for 2% (7k). So I am assuming the fees can be upto 2%.

 

So I have 4k sat in my budget without a job. A pleasant surprise.

Yes this is the first part of the invoices - you will get another set of invoices once the process progresses (incl. invoice adding your name to the property in Grundbuchamt, deletion of the old owners, taxes amongst others.)

Yeah I thought I would be receiving more because the Notar still has more work to do, but my step father thought otherwise. 

 

Invoice 1:

KV 21200 beurkundungsverfahren §§ 97, 53: 800€

 

Invoice 2:

 

KV 21100 beurkundungsverfahren §§ 97, 47: 1200€

KV 22200 Betreungsgebuhr §§ 113: 350€

KV 22110 vollzugsgebuhr §§ 112: 350€

the federal state's "Justizkasse" might keep sending you bills.  For noting this in the Grundbuch.  for noting that in the Grundbuch.  etc.

Got another yesterday from Amtsgericht for adding me and the bank to the Grundbuch. 1000€. Bargain.

A big expense in the purchase costs is the Grunderwerbsteuer.  I believe that is around 6% of the purchase price (in Berlin) paid to the Finanzamt. You'll have to check what the percentage is where you bought.

An update about this, at least for my current purchase process.

 

After the sign of the contract I got 2 bills from the Notar:

 

1. Related to the kaufvertrag handling and betreuungstätigkeit (falligkkeitemitteilung and Überwaching eigentumsumscrheibung)

2. Related to the Grundpfand recht. 

 

Till the call I made today to the Notar to ask if I should have expected further Invoice from them, I thought that the 2. was covering just the Grundschuld creation for the hypo and the creation of this "lock" on the Grundbuch that stop the seller to sell the property to someonelese in the meanwhile.

But apparently this 2. covered also the "effort" from Notar office for asking/requesting/following/whatever-they.do complete update of Grundbuch till the point we are the new owner on this document.

 

Strange things is that while the Grundbuch update fees (that i pay to the local landsjutiz-something) are the expected 0.5%, the notar fees are basically half of the expected 1.5%. I know that this 1.5% is not a fixed value but 0,75% of difference appears to me a huge difference.

 

 

PS: writing the part in bold took me 5 minutes :wacko:
