Damages found in a bought apartment

13 posts in this topic

What do I do to a house owner whose apartment I bought, only to move in and barely a week, there is mould at a particularly straight part of the house? I mean the kitchen through the bathroom and a room, that's a side, the opposite side has no damage. It seems to me like leakage, I'm not sure. We were only allowed to view the apartment after the painting had been done and all these began to surface after a week of moving in. There is corner of thick huge green mould that the previous tenant could not paint off.

The kitchen sink wasn't functioning and after many complaints, nothing has happened.

When we bought our house, at the Notar meeting to go through the contract with the seller and ourselves, the seller was clearly asked if there are any hidden faults. Unhidden faults fell into the category of ‘sold as seen’.

Do you have photos of the mould area before you moved in after it had been painted?

I would suggest you contact the Notar that handled the sale.

Here’s some info…..

Did you have a proper inspection done before you bought the property? If so, those problems should have been found then.

So, you could see there was some "thick, huge green mould" when you viewed the place?

I got the impression that they painted over the mould to try and hide it, and now the mould is re-appearing over the painted area.

In which way is this not working? After you complained to the house owner/apartment seller, was action promised?

The sink leaks to the ground and there's been nothing from the seller, not even a promise

No,  we viewed it with the previous inhabitant's properties, that wasn't seen until we moved in

We were allowed to inspect once because there were tenants, there were lots of cancelled appointments from them, and we were allowed to view just once after he had 2 days to leave. And the house was already repainted when these happened, in fact we met him at process of finalising painting. So we did not suspect anything.

Problem is you will have to prove that he knew about it. Might be the previous tenant had hidden it from the owner. Anyway, you need to find out why mould has been forming (condensation, water leak...). If it appeared within a week, the paint used wasn't the right one. To prevent mold you need to use paint with a pH of at least above 10.
