Selling an apartment without a Makler

I have a buyer for my apartment that I was lucky enough to find without a Makler. They've confirmed interest but I'm not sure what the steps are. If anyone who has experience with this could drop some advice, that would be great!

Congratulations HIMA, 

 

Well a Notary needs to be chosen, but this is officially the buyer's call. Although if you had a good experience with the Notary when you purchased you can indeed recommend them. 

 

You will also need to furnish the seller with a number of documents, the main ones being:

 

  • Grundbuchauszug
  • Teilungserklärung assuming you're in an apartment
  • Wohnflächenberechnung
  • Bulding plans incl. Grundriss
  • Flurkarte
  • Energieausweis
  • Kaufvertrag obviously you will arrange with the Notary

Buyers will also want to see the minutes from the previous year's Eigentümerversammlung to see what is to be done in the building or if there are any issues.
