You don't need to "determine the gross floor area for your own partial ownership" as you already know it from your Grundbuch and or Teilungserklärung and or your annual statement from the Hausverwaltung. You got that 361/10000ths figure from somewhere, right?

 

I mean you know the fraction, so you just multiply that fraction by the gross area as given in the Grundbuch and that's how much you actually own of the land your property is built on.

Ok makes sense. But on the other website, ( https://www.grundsteuererklaerung-fuer-privateigentum.de/ ) the one I used for my flat, this wasn't asked anywhere right? I only remember having to put in the size of the actual flat. I checked on the PDF I downloaded when done and  "Fläche des Grundstücks in m2" was calculated automatically I think

I get that.  But there seems to be something else I need to calculate, on a different page of GW2 that maybe isn't asked for flats but only for Teileigentum. It's the "Bruttogrundfläche (m²)" and I'm referring to the following forum page where this is discussed:

This part I can't help you with. I have only done returns for the EFH and ETW cases, no Gewerbe stuff.

I don't know anything about the simplified website. I used Elster for everything.

 

If you are totally lost, you should seek professional help though, rather than making an incorrect declaration. This is a tax return you are completing remember ;-)

Ok thanks, yeah I mean it's mostly done, but I definitely need help for this one thing (Bruttogrundfläche).

Definitely don't wanna file a wrong declaration!  Thanks for your help so far though.

 

I don't think a lot of people here will have had experience with this particular thing but I might post about this in another thread to see if someone actually does..

I did it with germantaxes.de, they have a formular in English for a EFH and finished it in 15 mins.

It cost me 35 euros to file. I was too afraid to mess it up on the ELSTER.

Well, with great trepidation I've done and sent it just now. Will have a very big glass of plonk to celebrate and hope it was correct.

I did it through the Grunsteuererklärung für Privateigentum and it was fairly uncomplicated, once I got the Freischaltungscode, (which I had originally confused with the Aktenzeichen, which you get from the letter from the FA.)

It took about an anxious hour, but I had spent many an hour trying to make sense of the Grundbuch entries, measuring the house properly and general worrying.

(Just in case: is there any way of rechecking once you've sent it off? I printed out the PDF and a couple of entries have extra zeros where I didn't expect them, possibly due to they way they process data?? Aargh!)

After gloating about getting the house (Brandenburg) done,  I'm now struggling to find the Bodenrichtwert for the little flat in Berlin.

The Boris Berlin site says I have

 to use the Geoportal Berlin, as the building is pre 1994. 

I get as far as calling up the map by entering the address but can't seem to get further for finding the specific value for the property. (You seem to need to be a surveyor to understand the flippin' map, and I'm using my phone, which was no problem with the Brandenburg Boris.)

I do so want to get the damn thing done and out of my thinning hair!

Thanks Snowing, I live in B'burg not Berlin and am amazingly ahead of the neighbours I know here who haven't even started! There was amazingly even a Real Person to ask questions at the end of a telephone if you got desperate.

I think most of the neighbours in the flats are renters; maybe the management company might help. Can but  ask. Perhaps also it might be easier on a proper computer ...

Bah, moan ...!
