Any of you trying to do your Grundsteuerreform declarations?

How are you managing?

Perhaps we could help each other out a bit??

I'm just getting started (for 2 apartments), I'll probably get there in the end (as I do eventually with my income declaration), but at the starting stage, still feeling a bit confused.

I too have two apartments in Berlin.  I started the form on Elster but am stuck on the Gemarkung beziehungsweise Flurstück page.  I have the pages from the Grundbuch that show the values, but I'm not sure where to put them on the form?  I also have the depreciation sheet from my Finanzamt that show the values.  When I'm in Berlin next month I'll ask my friends who also own an apartment where to place the values on the form.  

 

Here are the four lines I'm not sure on (Gemarkung beziehungsweise Flurstück):

 

Flur

Flurstück: Zähler, Nenner

Fläche

Zur wirtschaftlichen Einheit gehörender Anteil: Zähler, Nenner

 

In the Grundbuch I see:

 

36/1.000 

an dem Grundstueck

1 (under the Flur column); 1405/3 (under the Flurstueck column); Gebaeude- und Freiflaeche 869 (under the Groesse column)

 

If I were to guess, I would put the above numbers from the Grundbuch in to Elster like this:

 

Flur:  1

Flurstück: Zähler, Nenner  1405  3

Fläche  869

Zur wirtschaftlichen Einheit gehörender Anteil: Zähler, Nenner  36  1.000

 

I don't like to guess, so I'll check with my friends in Berlin.  I'll keep an eye on this to see if other post information.  Thanks.

OK, we can compare notes and knowledge, I'll be working on this little by little over the next 2 or 3 weeks. Who knows, perhaps I'll be able to answer your questions later on if you haven't already found the answers.

All I've understood so far is that it's the forms  Hauptvordruck (GW1) and Anlage Grundstück (GW2) that have to be done for each property.

It's a start...

I got the notification for our house in Brandenburg several weeks ago, but nothing so far for the flat in Berlin Pankow. When were you  Berlin people notified?

Finamzamt will not contact you, your building management company might.

But contacted or not you have to do it before the end of October.

Thanks, but the Brandenb'g notification was sent by the Finanzamt, together with a long code to enter. Am not sure why the apartment management would be responsible for this ... I'll check with them anyway.

I have heard nothing and had no notifications about a census, this is the first time I've ever heard about this.

However, I assure you the Grundsteuer declarations have to be done by every properrty owner (informed or not), it's important and there's no escaping it.
I'm hoping we can get together a small group of people here to share our experiences in filling out the forms. It isn't going to be easy to do, but if we get our heads around it, I'm sure we'll all get there in the end.

i have copies of the Grundbuch pages when I bought my apartment.  I was looking at the form on elster and it looks like we are supposed to list the other owners?  Not sure where we are supposed to get that Information?

So the Grundbuch is attached to the documents of sale given by the Notar?

I find it surprising we might have to list other owners in the building, impossible if it's a big building. Are you sure it doesn't mean if you share ownership of the apartment with another person?

Not as far as I remember, but you´ll be sent an excerpt once the sale is completed.

Additional information: I own two apartments in an Altbau.  There are a total of 22 units in the Altbau.  I believe there are 17 or 18 owners.

 

After the purchase and once everything had been recorded, I went to the Amtsgerich where the Grundbuch for my apartments are kept.  I had to pay 10 Euro and show my passport (to prove I was the owner).  They then made a copy of the Grundbuch pages for my apartments.  

 

The first page shows the size of the building and the fraction to determine your share of ownership in the building.  If you multiply these two numbers, you end up with the square meters of your apartment (same as the square meters on the Nebenkosten/Jahresabrechnung).  

 

You can get some of this information from the FIS-Broker website.  I followed the link and instructions and was able to get the total square meters of my apartment.  

 

I'm going to do some more research later this week and will post if I find anything else.
