Fully furnished, 3-room flat nr. Stadtpark for rent (1 year)

We're out of the country next year and would like to sublet our fully furnished, three-room flat for the entire year (01/01/2019–31/12/2019).

The flat was renovated in 2017 and has a bathroom (two windows) with a walk-in shower as well as a modern fitted kitchen with a refrigerator, dishwasher, electric oven with ceramic stove and a washing machine. The balcony can be accessed from both the living room and the kitchen and offers a pleasant view into the large, grass-covered inner courtyard. Alongside the bedroom there is a large dining room/study, meaning that the flat would also be suitable for a family with children.

 

Heating costs (central heating via a district heating network), shared running costs for the building and a partial payment for use of the furniture (bought new in 2017) are included in the basic monthly rent of € 1,500. Water, internet/telephone and electricity must be registered separately (approx. € 95 per month for two people, depending on the provider).

The flat is located in a residential area and is set back from the street down a wide path and is therefore quiet and safe for children to play. There is a bus stop one minute away across the street connecting to the Barmbek underground and suburban rail interchange as well as a suburban railway station just two minutes away with connections to the airport (10 min.) and city centre (15 min.). The flat is situated five minutes away from the large Hamburg Stadtpark, which has a lake, an open-air swimming pool, a large play area and plenty of paths for walking and cycling. The nearby Fuhlsbütteler Strasse has a wide range of shops, supermarkets, pharmacies, etc. as well as bakeries and restaurants and is also just five minutes away. Nurseries, schools and a hospital are also located nearby.

Please reply here or send me a message if you need more details or want to arrange a viewing, and please only get in touch if you want to rent the flat for the whole year and with the furniture included :-) For our own records and to pass on to our landlord, we need copies of your last three payslips as well as a current credit information ('Schufa' in Germany) and a landlord’s certificate ('Vermieterbescheinigung' in Germany).
