How to find an apartment or room in Munich

I'm applying to rent a place, and curious since the ads on Immobielen Scout advertise something called EuroKaution (?). It looks to me like you pay some kind of insurance or small subscription, and they pay your deposit for you (like a bail bondsman, maybe?). Has anyone used this kind of service?

 

I would also like to know - since there seem to have been a couple of references to this in passing on TT - is it possible to get a letter from your employer INSTEAD of paying a Kaution?

AFAIAA, contrary to popular belief, a “Kaution” is not a compulsory clause of a rental contract. There is no actual legal requirement for the landlord to demand a deposit. Therefore, if the landlord is prepared to accept a letter from your employer – he can do so.

A "Kaution" may not be compulsory but a guarantee of secured funds usually is. A Kaution is clearly an absolute guarantee of funds. It's up to the landlord what form of guarantee he takes, so bear in mind he may chose an alternative tenant over you if you don't want to provide a Kaution but someone else is willing to provide this as for him this appears as the most secure way of getting money if there are issues when you leave. Alternative guarantees can be from your bank (called a "Bürgschaft" - you'll pay a small annual fee) or a letter from your employer, if it's acceptable to all parties. The Eurokaution is simply an alternative form of guarantee backed by an insurance company which charges a fee of 5.9% of the Kaution value per year.

Kaution is like a deposit you dont want that....if you do find an apartment with this make sure its something small.

 

Provision is where the person who is renting out will try to SCREW you. (aka dont get it no matter what.)

Provision is payment for the advertisemnet of the apartment.

basically its where you have to pay 2,3,4, or 5 months rent up front in advance of getting the apartment.

So, you might find an apartment where you pay 380 euros a month for rent. But you have provision times 2.

so before you get the apartment you are paying 760 upfront plus the first months rent (germans pay rent

usually on the first day of the month from what my aunt tells me.)

mister lodge and immobilienscout24 websites both have lots of ads with provision so look out!!

wg-gesucht is great but ads are in German. translate them on google.com

We may be moving to Munich later this summer from the US. I have been scouring apartment and house rentals and 99% of them are fully furnished.

 

I've read the warnings about unfurnished apartments being completely bare and possibly lacking appliances. Is there nothing in between? I just want to find an apt or house where my small family (husband + one 5 year old) and I can furnish it ourselves with our own belongings. I don't think I could live in a place for years with someone else's furniture etc.

 

The areas I'm interested in are Neuhausen, Gern, possibly Milbertshofen or Schwabing. Basically the close suburbs of Munich.

If you search the German rental websites like immobilienscout24, you will see that there are more offers for unfurnished apartments. And if you plan to live here for more than 2 years, it is better to rent an unfurnished apartment and furnish it yourself.

Unfurnished apartments can be completely bare, so better checkout apartments with a fitted kitchen (EinbauKüche - EBK).

Hi all,

I found a apartment via Immobilienscout24 but the method of renting and seeing the apartment etc are novel and fishy. Plus the cost and apartment don't quite match.

 

Summary goes like this

 

Location of room :

Goethestraße 10, 80336 München, Ludwigsvorstadt-Isarvorstad - Rent is 460 EUR including everything. (Room for Two)

Deposite is 920 EUR.

 

Landlord : Samantha Minher (Lives in Milano currently).

 

The process as she described -

 

I will need to inform you the steps about how this service works and how we can make it happen. You will only have to deposit to Courier Service the rent for 2 months (€ 920,00), so they can proceed with the shipping, and you can receive the keys and the contract. Like I said, I will pay for a 3 days delivery so you will receive the Keys and the contract signed by me right away.

I will explain to you step by step how this will work:

1 - To start this transaction I will need to know your full shipping name and address to proceed with this deal.

2 - The Royal Rentals http://royal-rentals.octopis.com send you the keys and contract.

3 - The Agent Courier will check the envelope to see if everything is OK with it and also the legal papers that will come along with the Keys.

4 - Royal Rentals will send you a delivery notification to let you know they have the Keys and the papers in their custody.

5 - At this point you will have to go and make a money transfer deposit on the Agent Courier name assigned with this transaction.

6 - After you make the deposit you will have to send the infos about the money deposit to Agent Courier (MTCN, sender's name and address).

7 - The Agent Courier will verify the payment information and if everything is ok they will deliver the Keys and the contract to you.

8 - After you receive the package, You will go and check the apartment and in 2 days you must contact them and tell them if you keep the apartment or not, if everything is in order you will instruct Agent Courier to release the funds to me. If you don't like the apartment, they will get your money back and you will send them the keys and the contract to return the package back to me on my expense. Now I must know for sure if you agree because here are a lot of peoples interested to have this apartment rented and I want to know for sure what I must tell them. If you agree what i suggested i will tell them that my apartment is already rented and i will keep it for you. If you agree then I must have all the shipping details so I will be able to make all the arrangements for the delivery.

Hello All,

 

I am an international student studying in Hochschule Rosenheim.My wohnheim contract for 2years would end by this September.So I am looking out for an house for me and my 3 friends.I am searching for a thesis in Munich and my friends are working(all 3 of them).All we want is a house with two rooms(a hall and a bedroom) with a kitchen in Munich or outskirts of Munich.Since we have to share the washing machine here,there is no problem if any other kitchen equipment is absent except for the fridge.Since we didnot have the need to explore Munich from this angle,I have no idea about the houses and the rules.I searched in Immobilienscout many a time but all I get is a negative reply that either the advertisement is an old one or the people who donot want to reply back though I send a mail.So I request you guys to please help me.Is there any restriction with Nationality too?

I have some questions. I was once asked to submit proof of income in the last three month or something like that. It kinda stunned me because I'm a student who is not working yet! How do you fellow students deal with this?

As a student you will usually need to get one of your parents - or someone else - to sign the contract. It is called a "Bürgschaft"..

If this is not possible, a better choice is to find a room in a WG.

Ok, I know I am technology challenged but I would like to put a post on this wonderful website to find a lodger. It is simple, I am 46, female, single and I have a house but need to share the pain of the bills so I am looking for a lodger. I have a guest room of course. but Hey, here it is, I am 46, I have two dogs, so the person would need to be a dog lover, I am a smoker but a apart from that, I work 70 hours week, have very little time for myself so a little help would be nice. Rent would depend on what the person has to offer in return. And btw, I live in Haimhausen, a wonderful Bavarian sanctuary cought between Dachau and the flughafen.

 

How do I advertise for this?

Some days ago I believe I came across a post describing the meaning of all the terms in the renting adverts, like "kaltmier", "zimmer", "Wohnfläche" and so on... but now I don't seem to be able to find it anymore... Was it on another website and I thaught it was here??
