Full Version: Advice on calculating a property rental price

Hello to all you renting experts out there!

I'd like some advice on how to calculate price for a 12m2 furnished room with complete access to 30m2 lounge, fully fitted modern kitchen with fridge and dishwasher, bathroom with bath and shower cubicle, guest WC, x2 long balconies, bicycle shed and huge communal garden. Washing machine based in washroom in cellar. I'm looking to rent my place on a weekday basis (Mon-Fri), so that I can return at the w/ends, and hence the reason why I'm not additionally offering the 2nd bedroom.

The entire apartment (90m2 ) is really beautifully and tastefully furnished, situated in the Bogenhausen/Oberföhring area of Munich (those who are familiar with this part of Munich), and is the top level apartment (3rd floor), boasting tall/high arch-shaped windows throughout.

Should I be basing my calculation on the overall rent divided by 90m2 to obtain m2 price and then multipy this by the total floor area (minus my bedroom space) to get the estimated rent price before allowing for furniture and mod cons costs? I guess I also need to take into consideration that renting is for weekday only.

I don't want to over or under charge, therefore would appreciate guidance on how to go about setting a fair price. All suggestions welcome!

ROUGHLY, the metre price X 5/7 I'd say and no add ons.
You ae looking to recover some costs by renting it out to a weekly commuter, they aren't fully living there.

It sounds like you're offering a WG room. If the rest of the apartment is to be shared between yourself and your new housemate, then that's a WG you're offering. Whether both of you are ever there at the same time is neither here nor there. 12 sq. m. is obviously a pretty small space, but that's pretty much what you have to base the price on. Take a look through studenten-wg.de to get an idea of how much you can charge for such a room.

You need to stipulate that you are looking for a "Wochenendheimfahrer" (no shortage of those in a country where all the students bugger off to mummy and daddy at the weekend). You should enter a clause in the contract that states that the room is not available at weekends and clarify the situation with public holidays.
