Why is it so hard to find an apartment?

I'm moving from Berlin to Munich in a few months and we're currently in the process of finding a place. I've done all my research in the TT forum, but I have to admit - I keep hearing that it's extremely difficult to find a place in Munich - but I seem to have found plenty of options on Imo24 and so on. We just haven't gone and checked any of the places out yet - are there going to be hoards of people there? I've also heard that's it's not a bad idea to bribe the realtor - have any of you done this? Should I be more concerned about the difficulty of finding a place or are the complaints I've heard coming from people expecting Berlin prices and size in Munich?

Munichs not cheap, and its probably quite a shock to you coming out of Berlin.. but theres good apartments all over the city. you just have to do the leg work to find them, and have a bit of luck.

ive never paid a provision. i just couldnt. the idea of paying some cheap suit 3 months rent because...well thats the thing. i just cant get my head around it.

bribing a realtor? this is your connection to the owner of your flat. do you really want to start off like this. it would say quite a bit about you AND the realtor if that sort of thing went on.

when i first moved to munich it was towards the end of a boom. Prices were going up massively and often up to 40 people turned up to view apartments. Landlords were extremely picky often saying they wouldn't rent to foreigners or east Germans (they often mistook my ex-wife's Rhineland accent as east German).

Things have changed now. The last few years it has been much easier to get an apartment, even without paying the dreaded Provision and rents seemed to stabilise. However, as a word of warning, prices do seem to be rising again and the availability of bargains isn't what it was 18 months to 2 years ago but there still seem to be plenty of places available
