Hi folks,
I'm seriously considering buying property in DD as an investment and was there last week looking at a few apartments. I know the city pretty well because I lived there as a Praktiant 10 years ago (and earned a pittance!). Not looking for a debate on whether it is a good / bad investment and what your personal favourite parts of the city are...I'm sure everyone has a different opinion!
However, I'd be really grateful for some tips of what areas you think would be best in terms of being able to easily find a tenant for my eventual purchase. I'm looking at 2-Zimmer Wohnungen, anything between 45 and 60 m². My target rental market is postgrad students or young professionals.
Choices are:
Striesen West / Johannstadt - apartment is literally 100m from the entrance of the Uni Klinik, has a garage, Neubau 1994.
Äußere Neustadt - apartment is in the Hechterviertel, sanierte Altbau, parking on quiet street.
Löbtau - apartment is 5 min walk south of Bonhoefferplatz, sanierte Altbau, parking on quiet street.

Hechtviertel is certainly an up and coming area due it quiet nature and only 5 minutes walk in the party area of Neustadt.
Some really nice restaurants there.
If you are targeting young professional then quiet/peaceful is important as well as being able to go out easy, hence the Striesen is a bit far out.

Dresden does not need property investors.
The reason most young people leave the UK is because BTL investors
like yourself look to make money on the suffering of others. Pushing up house prices
and all the misery it causes.
Prague is the prime example, foreigners coming in and buying property pushing up prices
so that the average Czech can't live in the centre of Prague anymore.
Dresden has no need for property investors so if you don't mind maybe you can piss
off back to the neck of the woods you came from.
A good investment oppertunity however would be Gorbitz.
