2-3 room apartment in Höhenkirchen

I'm offering a very nice and spacious 2 to 3 bedroom apartment (90m²) for rent. The apartment is located in Höhenkirchen, a small suburb of Munich. The apartment is less than 20 km south-east of Munich and has very good S-Bahn connections (S6 serves every 20 minutes - ride is about 30 minutes to Marienplatz) in walking distance. Höhenkirchen used to be a village but has grown noticably during the past twenty years. It now offers everything a (young) family needs, including good schools, kindergardens, groceries, doctors and dentists. The autobahn (A8/ A99) is about ten minutes west of Höhenkirchen and offers very good traffic connections both north- and south bound. It takes ten and twenty minutes respectively to get to Ottobrunn/ Unterhaching and central Munich, which makes it every attractive for people working central to south-east of Munich.

The apartment has three stories with:
    second floor: two very bright and cozy bedrooms, and one bathroom
    first floor: a spacious and sunny living room with tiled oven, modern build-in kitchen, and second bathroom
    inhouse basement: an additional room (can be used as office /bed-/hobby room), room for washing machine and heating machine,and an extra storage room.
We assume this apartment to be 90m² but it definitely appears more spacious. It also offers a lot of storage room (e.g. walkable closet, storage room, extra room for washing machine and dryer, built-in storage room for vaccum cleaner, ...). The bedroom and living floors have high quality parquet flooring, whereas the stairs, kitchen, bathrooms, and basement rooms have a tiled floor (which makes this apartment very suitable for people suffering from allergies). In the living room we have a very nicely tiled stove which creates a very cozy feeling during winter time.

Additionally to the house there's a very sunny garden (approx. 60 - 70 m²) with apple and pear trees, lawn and grapes and a parking spot in the garage (No duplex!).

This apartment's rent is 1025 € (excluding heating, warm water and electricity). There is no provision!
All inclusive rent (Warmmiete) might be about 1300 € (but this is an estimation only. Real costs depend on your usage of heating, warm water and electricity!).

We would like to find long-term tenants, preferably non-smokers without pets. Unfortunately, we do not have any pictures as our current tenant doesn't allow us to take pictures. The flat is available starting April 1st.

About us: We own this apartment and have successfully rented it out over the past ten years. We live over 80 km east of Munich and therefore will only contact our tenants on request. We would consider ourselves as fair and value our tenants rights and privacies very highly. Our only two requests are to find nice and trustworthy tenants who are willing to rent this place at least for the next two years.

Just, one final remark. This is a very nice apartment and having grown up there I can honestly recommend this apartment to anyone who likes to benefit the pros of both Munich and the nice Bavarian countryside.

may i know is the place still available? My husband's office will be in unterhaching so we are looking for a hse in this area..My 4yr son has sensitive nose so we much prefer ones dat not carpeted n we are not a smoker either..pls let me know soon..thanks alot
