the title says it all, doesn't it? Well, maybe not quite.
We're talking about a place on the first floor (that's second floor to you AmE speakers) with approx. 80 square meters in the south of Fürth, at a fairly big street, conveniently close to shops, chemist's, restaurants and bus stop (all reachable by a one minute walk).
There's a living room of about 17 sqm, a kitchen with balcony (which is not an open balcony but instead has a long wall with windows), new bathroom,
and two bedrooms, one of which I, 20 years old and a language student, occupy. There's also a garage included in the rent, and a parking spot outside the garage.
The room that will become vacant in early 2008 is about 13 sqm and is on the quiet side of the building, it has two windows facing the pretty garden of the nice, elderly lady on the ground floor. (She allows us to use the garden. She is also quite hard of hearing and the only other person living in this building).
Your share of the rent would be 285 €/ month, which is not including gas heating, electricity etc.
I have a dishwasher, fridge, freezer, washing machine and dryer up and running, but if you have stuff like that, or any other bulky belongings, there's also a storage room in the basement.

I don't really care how old or of which sex you are, as long as it suits me and you fine to live together.
PS I forgot to mention that I am a smoker. I limit it strictly to the kitchen, with the cooker hood running, or the balcony when the temperature isn't fit to freeze the balls off a brass monkey.
