Although our house has a single garage, we'd like to build another one. We've been advised that for some unknown reason building additional garages isn't allowed, but carports are no problem. Space and setbacks aren't an issue since our property is 2000 sq. meters, rectangular and relatively flat. Our bank advisor, however, related a story of how his Dad got around a similar building restriction. The father went ahead and built a garage, and then simply paid a small fine of around 200 euro. Sounds like a great deal, but I'm wondering if anyone else here has ever tried this sort of trick. I'd hate to be ordered to tear it down afterwards, though I'm told that isn't likely.

I wouldn´t build anything on that assumption ... an Abrißverfügung can potentially prove to be a very costly experience
Go to your local Rathaus and ask them. You can usually get an immediate interview (or at least one at relatively short notice) with the Bauamt. I wouldn't depend on a banker to be an expert on local building regulations.
