How much do you pay in Nebenkosten?

We are looking to move out of Munich soon to accommodate a growing family. I am trying to get an idea of the rough size of what the costs of Nebenkosten would be (gas, heating etc. excluding electricity) for a property approx. 220sqm with 3 people living in.

We had a flat that was built in the 1950s and it was 100 sqm. It cost roughly 120 per month= garbage, heat & water. Electricity extra.

Garbage is really expensive especially if you live in a bit of a "out-of-the-way" location.

Depends how well the house / flat is insolated, age, and windows etc. What type of heating etc.

This was for two of us and not being home all that much. So you can image if there is three of you...

I've just been looking at the same thing. We maybe moving and renting out our place and renting another house. I figure that soft costs including telephone would run between 300 and 400 a month depending things like kids etc. Telephone with internet is 75 per month plus calls.

Which brings up an interesting question. What does nebenkoston actually include? I thought of renting our place out with no nebenkosten as you have to register separately for heat hydro water etc. The only thing I can think of that I would charge is garbage and lucky for us its not that expensive. I do pay maintenance fees of 139 per month but I don't think I can pass that on to the tenant. I would charge enough to cover the mortgage and fees.

If you are renting, then ask the landlord for the calculated costs and for copies of the bills for the last 2-3 years.

My SWM bill for the first 7 months I have been in my new flat (old flat was all inclusive so dont know what it actually ran) is as follows:
Electric - 171 euro
gas - 275 euro

Now, I am only 1 person and only have a 1 rm flat (41m2). I have a new energy efficient fridge and washing machine. I only got a TV towards the end of the 7 months I was billed for so only have the normal electrical appliances (and few at that). As for the gas, it is only my stove/oven and water heater for the bathroom.

My heating is included in rent - so doesnt effect these prices.

Does this seem reasonable or too high? What can I do to lower the gas - I dont cook so often and my showers are probably quicker than average length and I dont use such hot water.

Or should I stop complaining as price is good rolleyes.gif

Electric is about right for that size flat - possibly a little on the low side. Gas 'seems' high - but I've never had gas here so I can't help.

Again - those cost are for only 7 months - not a complete year. I also thought the electric was ok, it is also the gas that I thought was so high.

Would it be worth it to buy a cheapish or second hand electric stove/oven in place of the gas one I have now (oldish one that has an oven that doesnt really regulate the temp) or does that not really cut cost enough to pay for the stove itself?
