I am sniffing around a property in Austria at the moment. It cannot be purchased they tell me as a "Zweiwohnsitz" but it can be bought as a "Kapitalanlage" which is some kinda investment property I think?
Anyone know what this really means in practise?

"Kapitalanlage" simply means you can buy it as a financial investment. It's a general term for "financial investment" and does not indicate what you can or cannot do with the property.
Zweitwohnsitz means you'd live in the place part-time (notice the "wohnen" in there?), Anlage would be just for renting it out.

Is it like "buy to rent" as in the banks accept that there is money to be made from the investment...

The question is, though, from JE's point of view, would there be a stipulation as to how long it was rented out for? I think the implication MIGHT be that he can't let it as a holiday let, but rather as only a let to a person who wants to live there full time...perhaps?

I think the lending company favour these types of property as they offer a secure income that will cover costs of loans/ mortgate taken against it...
But what the fuck do I know about it anyway?

Well indeed - JE's already asked me, and I'm guessing it's a way of stopping it from becoming a holiday let - but I could be wrong. Your friendly neighbourhood Notar will tell you for sure.
