I'm writing in English since I think this offer might especially be interesting for people who are moving to Munich but want to keep their apartment abroad.
First I'd like to introduce myself: I am 34 years old, female, German, and teach at a secondary school. I am the tenant of the apartment, but since it is too big and too expensive for myself I am subletting one room. My Spanish room-mate is moving out after two and a half years because she wants to find her own place and settle in Munich in the long run.
The room to sublet is small but nicely furnished with Ikea-items. It has a beige carpet. There is a big closet in the hallway outside the room part of which you can use to store some extra stuff (clothes, cases, equipment...).
Along with your room, you are sharing the big and combortably furnished living-room and kitchen. The living-room is furnished with the leather sofa and chair "Bastiano" by Tobio Scarpa, a new and big white Sony flat-screen-TV, a table and chairs by Jacobsen and Bauhaus, bookshelves with English, German and French literature.
In the kitchen there is an antique wooden table with four antique wooden chairs, a dishwasher and everything you need to cook, nice dishes etc. to have friends round for dinner.
The restroom is separate from the bathroom. The bathroom, I am afraid, could do with restoring (tiles, bathtub). But since this would only rise the rent, I just did my best to make it look nice and proper as it is. There is a washing machine.
The view leads to two backyards. There is no traffic noise at all, but there are neighboring terraces. If you feel bothered in summer, you might need to tell the neighbors to please be quiet after ten and they shouldn't bother you any longer.
All windows are new. They protect from noise and save heating energy.
The location of the apartment is extraordinary: You are in the very heart of Munich, in probably the most famous bohemian street of Maxvorstadt-Schwabing. Once you take a step outside the building you find yourself in the very midst of urban culture. Boutiques, restaurants, terraces, cinemas, the English Garden and all the most important museums are in front of the building and within a minute's or a couple of minutes' walk. The city center as well as the Olympic Center can be reached by bike within a few minutes. The connection to the public transport system is very good.
Note that in this area it is difficult to get a parking lot despite the parking permission for tenants. My solution to this problem was to get a "smart". But actually, you just do not need a car in this neighborhood. (What you do need in Munich, is a bike.)
