Hotel recommendations for Edinburgh city centre

For a 5-day trip after Christmas

I am looking for a hotel in the city centre of Edinburgh as my beloved and I will go for a 5 day trip right after Christmas. I have found many cheap websites for searching for good deals, and I have spent several hours reading reviews on Trip Advisor, but I would really like a personal recommendation.

Must haves:
  • VERY central, i.e. within stumbling distance to the best restaurants and pubs in town
  • 4 star quality
  • Internet access in rooms; preferably free, but would also be okay for something like a GBP 20 surcharge for a week (not however, the 5 pounds an HOUR I was quoted at my first-pick hotel)
  • Absolutely MUST have a reputation for being spotlessly clean; I cannot tolerate mold in the bathroom or dirty, dingy carpets

Like to haves:
  • Relatively quiet, although I realize I am asking a lot for a quiet hotel in the city centre
  • Indoor pool/sauna/leisure area would be nice
  • Nice telly with more than Freeview would be great

Generally, I like upscale chains since they are fairly reliable for quality and cleanliness. But I am not opposed to boutique hotels if they are really, really clean and not musty and tired.

Any suggestions will be gratefully received.

Will your trip include the night of Hogmanay (New Year's Eve)? If so - you need to watch the prices for that, and the surrounding, nights...you could be in for a nasty shock.

And thankfully not New Years Even. Wow the prices are heavy that night! Glad I used to live there so got to enjoy the festivities without the extra couple of hundred euros!
