100sqm 3-4 Flat needed in N. Schwabing - Munich

Mid December my wife and I are moving from Sunny Florida to Munich for 2-3 years in mid December. We are looking for

- North schwabing / schwabing is a must
- 3-4 room flat (3 rooms and small office is ideal)
- 100+sqm place
- EBK
- Parking place
- Near A9/Ring
- Near UBahn/tram stop
- Under 1500E cold (ideal 1300)
- modern or altbau, would prefer not to have a boring 1970s flat
- bright and open
- balcony is nice, but not a must have

we are on immoscout/SDZ daily and have been here for a few days looking to no luck. We are back to the US tomorrow and any tips, ideas, etc are appreciated.

Our apartment will be vacant mid December - beginning of January.

It is located in the city center, in the Arcostrasse. The location is really quiet and just 5 minutes walk from the Altstadt. It is really close to Schwabing as well, I would say max. 10 minutes by car or Tram.
