I got a couple of "buy to let" places in Wiesbaden.
Wiesbaden is on of Germany's most beautiful cities and is a top location!

"Investing" in houses in Germany is not as easy as in other countries, because often the price of the house doesn't move or even drops in price. You should be careful if you are really just doing this for investment purposes.

Thanks everyone for your useful posts.
Have been reading up on the property market out here. @"Hutcho" am looking at apartments in either Wiesbaden or Frankfurt NOT houses.
Prices for city centre apartments have remained stable during the recession particularly in West Germany. Now the cost of borrowing is so cheap it makes sense to buy to let. Also there are generous tax breaks involved in doing so.
Am particularly attracted to Wiesbaden as there was a waiting list of 2000 names in 2008 for apartment rentals. Also I found out it was recently placed "3rd wealthiest city in Germany" behind Munich and DĂĽsseldorf. With the US army base significantly expanding there and a new university opening, I can only see demand for flats rising.
I am looking for a fully managed service and http://www.propertyingermany.de seem to have what I am looking for. I contacted them last week and they have properties which I can view this week. Have been told that I can get 100% financing at 4% fixed interest rate for ten years. With the cashback,tax breaks and guaranteed rent, I have yet to find a better deal. Will let you know how it goes.

Have you considered Eruibor mortgage by Postbank interest is 1.89% - 2.25% and you can pay 2% to Tilligung( your capital repayment %) a bit like he Bank of England Tracer mortgage...

Thanks i-jalepeno, I didn't realise that such mortgages existed out here. Do you know if there are any mortgages available tracking the ECB base rate itself?
In any case, I will contact Postbank to find out more as I don't think interest rates will go up much in the medium term. If they do, I can deduct them against my income tax bill anyway so it is a win-win situation.

yeah many people do not know. i think its great you can get more loan this way too
1. are you going to get the loan in Germany? (That is the only way I think.. )
2. yes the one Postbank tracks the ECB base rate itself and all others are as well.. For example Credit Plus is another bank offering the Postbank deal as well as the Deutsche Bank and more..
3. you should have a Shufa credit record handy for any king of mortgages out here.
4. contact Mr Appel in Bank Deutsche (he is in fact independent) he speaks very good English ask him about it (he made my application)
5. you need last 3 months wages slips, dec wages slips tax end of year, Germany Shufa report ( you can get this for 15Eu from them), passport and savings if you have if not 100% loan is also given, other loan details if you have etc .. Post bank has affordability calculation etc during your application..
6. if you get it i want a glass of champagne (German Banks are very very cautious when giving out loans nothing like the UK)

That is great. Thanks to you, have found out that you can get a 3 month euribor tracker mortgage + 1.5% interest.
Result. If the bank approves then a bottle will be coming your way let alone a glass.
Did you buy some where to live yourself or buy to let?
Am looking at the latter right now as am not sure which area in FFM to stay long term.

1.5% sounds super! I indeed went for the loan but my deal is ready on Jan 2010 (so mortgage rate will change, they only give 1 week validity on the agreements etc)
So well if you can get 1 yearly revision that will be cool but they only do 3 monthly here.
So which bank did you get 1.5%? Super and difficult to believe rate!! what is your tilligung?
I went for 170m2 house with 350m2 plot, semi detached... so did not go for a flat...
