Just like to know if it is difficult for a freelancer to get bank loan compared to a normal employee. I am thinking of working as a freelancer if an opportunity comes. I am also planning to buy an apartment in a couple of years by taking a bank loan. I am wondering if it would be difficult to get bank loan at that time, if I start working as a freelancer. Do anyone has experience?

According to my experience it is extremely difficult (at least in Munich). Do make some more search on TT though, and read other threads concerning getting a loan for freelancers/ self- employed.

My bank basically said that freelancers generally have to have a three-year "track record" of earnings before they would consider a loan.

Use the word "mortgage" when you search and you'll also get a lot of results.

I am a freelancer (on Elternzeit, even) and we got a bank loan. The bank accepted my US freelance income which made it fairly easy. So yes.. it is possible, though some banks were definitely more skeptical.

I got one accepted as a freelancer a few months ago
as a non EU , on renewable freelance Visa..
i got a mortage broker who took careof it all ... Wustenrot was the only few institutions that accepted my loan petition because of my status
my deposit for the home was more than 60 percent so the loan was small (66K) though.
they asked for 3 years of income and tax records , shufa and well...not more than that , but the loan offer was not very flexible.
.i didnt take it , but yes is posible with the right documents good credit and history and ....a big downpayment...!
